      • Thinking of converting my garage to a man cave...golf sim, poker table, hot tub, etc. The hot tub being a permanent fixture wondering what that would do to the value of the house if anything?

            Same as a pool. Neutral value if any added to the home. I tell people to do these renos for the enjoyment of yourself but not as a way to increase the value of your home.

                • Considering selling a home in a retirement community south of Orillia.

                  Looking 5-10 years down the road, would we be better off selling now in a hot market and flipping the proceeds over to an investment firm or just hanging onto the property and selling in 5-10 years?

                    I'm not an agent or a financial guy, but that's like trying to look into a crystal ball. If it were me, I'd be tempted to take the good money that's on the table now. Who the hell knows where things will be in 5-10 years. That said, where will the markets be?

                      Sounds like a coin flip.

                      No issue for the owner to hang onto the property for a few years....perhaps even turn it into a rental.
