Building yet another course in an area saturated with courses seems crazy at this point in time.
Take a look at google maps: A mix of public and private courses very close. Westview, Magna, Diamondback, Emerald Hills, Station Creek, Rolling Hills/Bethesda, Beacon Hall, Bloomington Downs.... That's a lot of golf.
They would have begun all this some years ago in a stronger economy. I wonder if they're changing their plans, at least in the short term.
I agree - the area is saturated with courses. Plenty to choose from if you live in the area now. That's a tough business model post 2008.
With all the land there, why not include a driving range? Seems odd if they're trying to create something high end.

I spoke to the owner in the fall and this was all about the homes. They didn't even want the course but the town forced them to build it as part of the deal to get the homes in there. They want to make it private but need to open as semi-private to try and get some revenue and members first. They aren't concerned about losing money on it as they are making so much from the home development.
If you host a charity tournament there, they are charging you $500 all in per person but then donating that full amount back to the charity. I'm looking forward to playing it. The property looks great. But no driving range.
According to their website, it is open to public play. It's $125 and late play is $90.
Their pricing seems absurdly high. It's a new course with no range, no reviews, and no rankings trying to enter a saturated market by pricing themselves above everyone except Angus Glen and Eagle's Nest.
As a public course, that's a stretch. Westview is 3 minutes away, St Andrews Valley is only a bit further, and Ballantrae is a short drive away; those courses are priced well below Lebovic. Maybe this course has a great layout and is a lot of fun, but at that price I won't try it anytime soon. [The fact that it's cart only is worthy of another rant entirely given that it's not spread out over a vast property.]
It might work as private, but it's next door to Magna and Beacon Hall. Meadowbrook, Mandarin, St Andrews East, and Summit are within 5 minutes of the course and it's in the midst of the Clublink NE cluster. The small group of ultra-priced houses in the development wouldn't support the club even if every resident was a member. Given current membership offerings, I don't think the area has excess demand for private golf.
So what's the business model here?

Use it as a draw to sell houses - then shut down the course to build more houses. That's my best guess.
That would be tough given that development on the Oak Ridges Moraine is very controlled. It took them years to get approval for the development with a golf course. Changing that plan would be another nightmare.
This seems a lot like the restaurant scene in Toronto. Another spot opening up that promises to be better than the others. The problem is that it's a lot easier to close a restaurant than a golf course.
